Certain areas in the North West have become property Hot Spots in recent times. Prices have soared, with a bid happy frenzy taking place at local property Auction's, mainly by investors from the South trying to join the N.W. property bonanza but who obviously do not know the area.

This action has sometimes resulted in three things.

1. Some people have paid far too much for their so called investment.

2. They have bought in the wrong / undesirable area's.

3. There is now a shortage of desirable investment properties in the right area's.

There are still opportunities in this part of the North West, but they are extremely hard to find and secure. Many never even come onto the open market.

Pre-Auction Report:

Many people are investing in the NW area by buying properties at auction. The main logistical problem for those who are not local, is being able to view all the properties that they may be interested in bidding for, prior to the auction, this has resulted in many people buying "blind". Also, as in item 2 above, they don't know the area, this can be a very big and costly mistake, remember the phrase "location - location", this applies to all property price bands. So this is where we come in. We will visit and view a property for you, then provide you with a report on the general condition of both the interior and exterior of the property, including the road it is in and the general location. We can also take photographs or video so you can also see the condition of the property, with close up's of any problem areas. We can even arrange a professional survey for you should you wish. This way you are more informed in the knowledge of the general condition and the viability of the property you are buying when attending the auction, and particularly when bidding on the phone.

This service also extends to any property you find yourself to buy privately: We will view the property for you and provide a report.

We work exclusively for you. We have no ties to any Estate Agents, Builders or Developers.

PROPERTY SEARCH: We charge fixed fees rather than on a percentage basis. This is to ensure your piece of mind that we will endeavor to negotiate the best possible prices for you, as this way, we have no incentive to keep the purchase price as high as possible. No Find No Fee: If we are unable to locate a suitable property within the stated time period then your Deposit / Advance fee will be returned in full less our normal expenses to date as detailed in our letter of engagement.

In addition to the above fees, reasonable expenses will be charged for traveling / mileage, tolls, telephone, fax, correspondence etc. which will be agreed in advance and detailed in our letter of engagement. Terms and Conditions apply.
PRE-AUCTION REPORT: To provide a basic report on the general condition of the property, and the area it is located in. Also, "when possible", the price of same or similar properties in that road that are for sale or recently sold. Full Report including internal, external and general location: £125. per property or £690. for 6 properties, then £99 per property per Auction. External and general location Report only: £95. per property.
Photo's: We will take photographs of the interior and exterior with close up's of any problem area's. £45. per property. £35. for external and general area only.
Video: We will video the interior, exterior, and the surrounding area, with voice commentary on VHS, via post. £95. per property. £75. for external and general area only. Please Note: The photographs and video service is only available in conjunction with a Report. PLEASE NOTE: That viewings of auction properties have to be booked well in advance, so you should make your bookings as early as possible to avoid disappointment.
