2. If an internal inspection of the property is not possible we will notify you via e-mail.

3. If you require a report on the visual outside appearance of the property and the local area only then a reduced fee of £65. per property will be made.

4. We will provide a report which is intended as a guide to give you an idea of the general condition of your selected property or properties based on a visual inspection only. It will be based on a visit to the property usually as a block viewing as a prospective buyer.

5. It is understood that only limited access is available at such viewing's.

6. The report will be restricted to a cosmetic inspection. Any reference to structural defects are intended as an observation and are not comprehensive. Any reference made to damp readings are only intended as a guide as we find on the day of inspection. We are not surveyors. Should you require a technical surveyors report then you should employ the services of a qualified surveyor, we can arrange this for you if you require.

7. Should we report on a structural defect then we advise that professional advice on that particular subject is obtained and that our comments in this respect are intended as a guide only.

8. We will provide some general details of the immediate surrounding district of the property and the area in which it is located.

9. We will endeavor to provide as much information for you as reasonably possible but we will not be held responsible for any omissions.

10. We reserve the right to alter prices or specification of our services without prior notice.
